(i) the lessor has entered into a lease agreement beginning at the expiry of an existing tenancy agreement that involves the obligation to evacuate the rental unit with a new tenant for the rental unit or lease: fixed-term leases offer less flexibility than monthly leases. If you have to terminate your lease prematurely – also known as “lease break” – you may owe some money to your landlord. 3. If a lessor has not complied with an essential time limit of the tenancy agreement and has not corrected the situation within a reasonable time after written notification from the tenant of the default, the tenant may terminate the lease with effect at the time of receipt of the landlord`s notification. (2) In spite of the Statute of Limitation, a right under this Act or lease is extinguished for all intents and purposes, unless it is provided for in paragraph 3. (a) that a tenant must pay rent to the manager who keeps the rent in trust or who, as ordered by the director, must pay for the costs of complying with that law, regulations or a tenancy agreement with respect to maintenance or repair, services or facilities; b) reduce the rent by an amount corresponding to the depreciation of the tenancy agreement due to termination or limitation of the service or organization. (d) require or accept more than a surety for damage to pets in relation to a rental agreement, regardless of the number of pets the landlord grants to the tenant on the dwelling; (3) Within 21 days of a lease agreement, the lessor must issue a copy of the contract to the tenant. If your contract is not with the landlord, you will not have protection under the Housing Lease Act. It is common practice when an existing tenant allows a roommate to move in without the landlord`s permission to include that person in the tenancy agreement. 7. Neither the Director`s decision to enter into an agreement within the meaning of the subsection (4) nor the terms of such an agreement can be the subject of a dispute resolution claim. 104.3 (1) When a fixed-term lease agreement entered into effect prior to the entry into force of this section requires a tenant to leave the tenancy unit on any given day, the obligation to evacuate the tenancy unit expires from the effective date of this section, unless the lessor and tenant are required to sign and date the agreement.
